12 for 12: Pop-up to Rent Business Competition seeks innovative proposals from entrepreneurs looking to activate Downtown West Palm Beach with creative businesses. The competition seeks submissions from people who want to open a new business or want to expand an existing business that completes the Clematis Street storefront ecosystem. The competition is made possible by a generous grant from the John S. and James L. Knight Foundation. 

Phase 1 Competition Deadline is Monday, March 26, 2018 at midnight EST!

We want unique businesses with a creative edge that have a strong plan to make them a reality. One large storefront subdivided with twelve businesses in a market setting united inside what will be known as The Thoroughfare. Business concepts should focus on the following elements:


Buying a product or service should be at times entertaining or even educational.


Be passionate, optimistic, take calculated risks, and above all, execute!


Strong strategy for developing an online presence with your brand idea.


Have a cool idea for a new business? Are you a creative entrepreneurial type? Do you have a business already, but want to be part of Clematis Street? Then this contest is for you! The 12 for 12: pop-up to Rent Business Competition is open to all legal U.S. residents, 21 years of age or older at the time of entry.



Semi-finalist will be contacted to continue to Phase 2 in April 2018! Semi-finalist will be competing for the opportunity to receive a two-year lease contract for a space within The Thoroughfare, with at least two months of free rent and will benefit from business mentorship and media support for the first six months. The Thoroughfare is located at 314 Clematis Street, West Palm Beach, FL. Phase 2 winners will be interviewed and given one month to complete a business plan document to compete and become one of the twelve winners!



Downtown West Palm Beach is experiencing a change in the retail composition of their main street, Clematis. The expected growth in residential and the opening of the new regional commuter train service, the Brightline, will provide an opportunity to fill vacant retail spaces with new small businesses that generate a sustainable economic model that creates a healthy ecosystem of clustered storefronts that complement each other’s services.

What is the 12 for 12: Pop-up to Rent program purpose?

The City of West Palm Beach is creating an economic opportunity by funding a series of 12 pop-up stores in Downtown West Palm Beach, while curating talent to activate these underutilized spaces.

What will the program accomplish?

The program has three main goals:

  • to lower the barrier to rent storefronts by allowing smaller square footage and multiple tenant structure;
  • to provide technical business assistance and marketing to the winners; and
  • to collect data that can assess and improve the economic model of “pop-up to rent.”
Who can apply?

The 12 for 12: Pop-up to Rent Business Competition is open to all legal U.S. residents, 21 years of age or older at the time of entry. Employees and temporary employees of the West Palm Beach City or other Contest sponsors and their immediate family are not eligible to apply to the contest.

Why should I apply to this competition?

If you want to pursue a new creative business idea, or have a business that is looking to expand, this competition is for you. You can apply as an individual or with additional business partners.

What is a business idea pitch?

A pitch is a way to deliver a business plan verbally. For Phase 1, we are asking entrepreneurs or a group of entrepreneurs to present and describe your business idea in a 30-second video format.

Where will 12X12 stores go?

The 12 for 12: Pop-up to Rent program will be part of an open plan project being built out at 314 Clematis Street, the space will be opening in Fall 2018 as The Thoroughfare.

What is the timeline for the competition?

OPEN CALL FOR PHASE 1 BUSINESS PITCH: Monday, January 29, 2018

DEADLINE PHASE 1: Monday, March 26, 2018 at midnight

SEMI-FINALISTS PHASE 2: Monday, April 23, 2018

DEADLINE PHASE 2: Sunday, May 20, 2018 at midnight


How and what data are we collecting to assess the program?

Motionloft cameras will measure pedestrian flow near the project’s cluster location to understand increase and decrease of foot traffic. We will also collect data on sales, as well as, survey tenants and people that attend events in the space throughout the first year of the project.
